Oviedo authorised 29 new single-family homes in 2025, twelve more than the previous year.
The figure represents a rise of 70.6% and marks a turning point for housebuilding in the city.
Most of the new construction is concentrated in La Manjoya, near the Fulminato forest.
The municipal council granted permission to begin works on 29 new houses, against the 17 recorded in the previous financial year. The bulk of these buildings is rising in La Manjoya, in the area closest to the bosque del Fulminato, where excavation work began a few months ago.
The site will host a new urbanisation in which paired chalets will predominate. Existing homeowners are also active: renovations and extensions of current dwellings rose from 16 to 17, according to the report of the municipal urban licences service.
OVIEDO HOUSING MARKET: MAJOR WORKS LICENCES UP 12.5%
The momentum in single-family construction coincides with a general increase in major works licences, those covering significant works on buildings, homes or plots. The council granted 162 permits during the past year, against 144 in 2024, a growth of 12.5%.
The trend is even more pronounced over a longer view: 115 applications had been authorised in 2023, meaning the number has risen 40.9% in barely two years. Free-housing construction files also grew, from 69 to 81, an increase of 17.4%.
